PROJECT OVERVIEW
Opened in 1968, Crossways Shopping Centre was the first of it’s kind in the local area with over 30 retail units, a modern supermarket and purpose-built multi-storey carpark. Torbay Council had been planning the demolition of the site as part of the rejuvenation of Paignton town centre. Sam Gilpin Demolition was awarded the contract in 2022 and works soon commenced.
CHALLENGES
The project involved a range of technically complicated demolition works and asbestos removal, with various party wall agreements, large scale asbestos removal and a central urban location. Several party wall agreements with local business had to be organised in liaison with the client, this collaborative approach ensured a smooth progression of schedule whilst ensuring minimal impact to the local community and keeping surrounding business open. The biggest challenge with this project was the identification of Asbestos Insulating Board packers within the concrete ceiling, although nothing new, the sheer scale of asbestos containing materials required strategic planning.
PROJECT SCOPE
The shopping centre, comprised of many different elements and involved our demolition and asbestos companies to coordinate works for safety and efficiency, keeping the project moving. We were able to mobilise our teams and range a fleet to tackle all the different elements of this project.
OUTCOMES
With a lot of concrete arising from the demolition works, we were able to mobilise our crusher to process and recycle the waste into a reusable product to level the site and aid in the future works. While our works are only one early stage of a project, our operations are vital in removing hazardous materials safely and clearing the way for new developments which will bring resources and opportunities to the town.
OUR APPROACH
With our demolition and asbestos divisions working together we could easily manage resources and coordinate works in-house effectively removing the Asbestos materials in stages whilst carrying out air monitoring to ensure airborne fibre levels never exceeded the control limits. Over the project duration we carefully brought this outdated structure to the ground, removing a lot of the waste for further processing and recycling.
