PROJECT OVERVIEW
Colin Campbell Court on Western Approach, Plymouth was designed to house both residential dwellings as well as a number of business units. Plymouth City Council awarded the demolition of the retail units to Gilpin Demolition with the works commencing in August 2022.
CHALLENGES
Located in the centre of Plymouth City, the site is surrounded by business, residential housing, public parking and the general public going about their business with a bus route and stops directly adjacent to the works. All these challenges needed to be engineered out of the project with stringent pre planning prior to works commencing. A council policy mean that vacant premises has to be offered out for lease within a set timescale, this meant on some of the retail units we had to we had to undertake separation works and waterproofing to ensure the adjoining business remained operational throughout the demolition. This process was essential to the demolition commencing to ensure that the council were able to begin clearing the site in preparation for the rebuild of the proposed £24m health hub.
PROJECT SCOPE
The project included soft strip of the internals of the structure, service disconnections and structural demolition down to top of slab level, slab and foundations were left in situ. The demolition required temporary works to carry out a structural separation from the neighbouring properties which formed the boundary wall. Temporary works for the separations were design in house by the Gilpin engineering team and installed by our operatives.
OUTCOMES
As part of long-term regeneration plans for the city centre, our clearing the site was crucial to make space for further developments. We successfully cleared the area, handing the site back tot he council and removing tonnes of rubble and waste in the process with a 95% recycling rate.
OUR APPROACH
With site access off Western Approach, a main part of the highway in Plymouth City Centre, a robust traffic management plan was put into effect to ensure that our deliver, both in and out of site were undertaken at key times and on specific routes through the city to minimise the impact our works would have on the city centre. We opened communication with other stakeholders including building users, local residents, business owners and others involved in community, upon being awarded the contract and with permission of Plymouth City Council.
